GENERAL TERMS & CONDITIONS FOR ALL AUCTIONS:

REGISTRATION & DEPOSIT: To register, a bidder IS REQUIRED TO SHOW A CASHIERS CHECK made payable to themselves. The amount varies with each auction. You will keep the check in your possession. The successful bidder will endorse the check payable to an Escrow Company announced at time of auction. The check will then be placed in escrow as a NONREFUNDABLE DEPOSIT and applied to the purchase of the property.

CLOSING PROCEDURES: Seller will furnish a General Warranty Deed and a title insurance policy showing marketable title in the amount of the purchase price. Seller will be responsible for all real estate taxes up to and including day of closing. All closing cost will be allocated in the customary manner where the property is located. Closing is to be within 30 days unless otherwise specified.

INSPECTION OF PROPERTY: ALL PROPERTIES WILL BE SOLD “AS IS, WHERE IS, WITH ALL FAULTS AND WITH NO WARRANTIES EXPRESSED OR IMPLIED”. Bidders will be acquiring the properties based solely on their own independent testing, inspection, investigation and verification of each property.
